Describe how you will use it
Sketch the seating, dining and circulation space you need. Note approximate dimensions, height above ground and the point where the deck meets the house. Tell the provider about slope, difficult access or existing drainage issues.
Separate structure from finish
A decking-board price is only one part of a completed deck. Request a scope covering foundations, framing, stairs, barriers where required and drainage. Clarify who designs and checks structural details.
Check the planning pathway
NSW has multiple approval pathways. Some minor works may be exempt, but standards and site exclusions apply. Do not assume the size of a neighbour’s deck establishes what is permitted at your property. Have the actual proposal checked.
Plan care and access
Ask when the deck can be used and what care the selected product needs. Include finishing, clean-up and any changes to access around the home in the written scope. Retain product and completion documentation.
