Roof restoration or replacement: what to ask at the inspection
A condition-based decision is more useful than a coating price alone.

Ask for findings before options
Describe observed leaks and previous repairs, then ask the contractor to explain the condition of the roof material and failed details. A photo of the outside does not establish the condition of every component. Do not climb onto a roof to collect information for a quote.
Define what restoration means
The word can cover different combinations of cleaning, preparation, repair and coating. Ask which defects are addressed and which are excluded. A proposal that changes the appearance but leaves known water-entry details unresolved should be understood as a different scope.
Compare the outcomes
Ask why the proposed work is suitable for the existing roof and what would make replacement more appropriate. Request the specified materials, compatibility requirements and warranty terms. Keep the contractor’s written scope with the assessment rather than choosing on a headline price.
Verify the provider
The NSW Government advises checking a contractor’s relevant licence, qualifications and insurance before hiring. Check the actual contracting entity and the work category. A referral service’s name does not substitute for those checks.
